Here is a link to an interesting story about a luxury Airbnb vacation rental property in South Lake Tahoe that is producing an impressive rental revenue stream. The secret ingredients appear to be proximity to a destination ski resort, large capacity and quality amenities.
Excerpt from the article:
"A heated indoor pool. A home theater with reclining chairs. A location that's blocks away from Heavenly ski resort.
That's the recipe for making major revenue from an Airbnb listing, new data suggests. A report from Denver-based Airbnb analytics company Airdna says 59 properties on the site made more than $150,000 in revenue over the past 12 months."

Landlord Nation: Boomers’ New Retirement Plan Is Millennials Paying Rent - Bloomberg
Both the sales and rental inventories are tight, particularly in Incline Village. Prices have naturally been forced upward with no relief in the near term. The success of alternatives for affordability is front and center. Airbnb is the leading rental alternative. Also, a higher occupancy per rental unit, or sharing a purchase, brings prices down.

"There are huge gaps in the traditional homeowner policy for second homes that should not be ignored. For example, what if a guest was injured while staying at your rental property and claimed you liable? Or, what if a guest damaged or destroyed your rental property as a result of a fire?
With a standard homeowner policy, these claims could be denied. Many insurance carriers will cancel policies if they discover the home is being rented on a short-term basis, typically 30 days or less at the time. If this happens, they’ll just tell you, you’re not covered.
The good news is there are now several preferred carriers that will write the type of policy that Tahoe and Truckee property owners need if they use their home as a vacation rental.
If you’re going to rent out your house, you want to make sure that the home is insured so that you, the owner, can you occupy it and also safely rent it out on a short-term basis."

Airbnb Fights for Turf in Hometown San Francisco Housing Wars - Bloomberg Business
Could Airbnb regulations come to Tahoe-Reno? I'm sure they will, eventually.
I'm definitely on the side of property owners who I believe should be able to rent space using the largest disruptive reservations app. Yes, some regulation is required when issues such as parking, time limits and taxation are involved.
I'm sure there are good resort town examples of Airbnb rentals operating well within a local government and/ or homeowner association. A little research would probably reveal interesting reading for property owners.

How are Airbnb renters and owners doing in markets such as Crested Butte, Steamboat, Jackson Hole and the Little Cottonwood area of Utah? The Bloomberg article concerns San Francisco but, since it is a major tourist destination, watching the citizen concerns and ensuing regulation proposals in instructive for landlords. South Lake Tahoe Approves New Rules for Vacation Home Rentals (abstract)
The most recent vacation ordinance drew a lot of debate over the past year as the city attempted to address what it called a balancing act for residents and rental applicants alike.
City Manager Nancy Kerry said the new ordinance will provide a more streamlined process for vacation home rental applications.
Councilman Tom Davis recused himself because of his stake in vacation rental ownership.
Vacation rentals have been controversial topic in South Lake Tahoe for years, sparking a number of debates between long-term residents and real estate and tourist agencies about the impacts of vacation rentals on the community.
South Lake Tahoe has 1,735 vacation rentals inside the city limits... .
The proposed guidelines for new vacation rentals include notifying residents within 300 feet of a property, inspection by the city and a public hearing before the zoning administrator, if someone files a written protest within three days of notification. Kerry called the public hearing a fair addition to the permitting process."

Another major ski resort makeover has been approved here in the Lake Tahoe region. Homewood will be joining Squaw Valley Resort and Northstar California (recently renamed from Northstar At Tahoe) where major base area development has been completed.
Naysayers cite west shore traffic as a future major problem and I believe I have to agree. Two lane Highway 89 from Homewood up to Tahoe City will become even more dense with traffic on ski weekends. Fanny Bridge at the Y will be choked.

Clients and friends often ask me about rentals in Incline and Lake Tahoe in general. I spent much of my career managing resort properties and rental inventories.

I refer folks to the www.GoTahoeNorth.com website and tell them to search by area. There one will find site links to the local property management firms with vacation, seasonal (longer than 28 days but less than say 6 months) and long term rentals. There are relatively few in Incline so it is not too time consuming to check their sites, which are usually current, or call to inquire.
Naturally, there is also a wealth of Tahoe Basin travel visitor knowledge on the site.

The most recent sale was 141 Village, unit 17, Village Highlands, on 3-25-11. The ask price was $725,000 and the sale price was $725,000. Village Highlands condos are popular because they are relatively large, just over 2,300 s.f. and contain three bedrooms, three baths and an attached two car garage. The complex is very well located. Incline Beach is just a few hundred yards away, the Hyatt Regency Lake Tahoe, about one quarter of a mile. The units are built in town home row style. They are not stacked. Village Highlands units are very good rentals, either vacation, seasonal or long term. The complex is definitely on my list of best complexes in which to own a condo in Incline.
The sales price is a new low for the project. At one point in 2008, unit 21 sold for a high price of $1,450,000. It was completely remodeled and better located than unit 17. Currently there are no listings in the MLS for units in Village Highlands.

It has been years since I've seen a three bedroom McCloud priced anywhere near the $549,000 asking price of unit 250. If you know anyone who wants a unit that is extremely walkable to the beach, rec center, tennis center and Hyatt, this appears to be a great deal.
