Mortgage Rates Reach a New Low for 2016 | Realtor Magazine

There is no better time to borrow mortgage money.  If you are in the market, get approved before shopping to allow optimal price negotiating.  The most attractive properties to buyers are now receiving multiple offers.

30-year fixed-rate mortgages: averaged 3.58 percent, with an average 0.5 point, dropping from last week’s 3.59 percent average. Last year at this time, 30-year rates averaged 3.67 percent.

15-year fixed-rate mortgages: averaged 2.86 percent, with an average 0.5 point, falling from last week’s 2.88 percent average. A year ago, 15-year rates averaged 2.94 percent. 

5-year hybrid adjustable-rate mortgages: averaged 2.84 percent, with an average 0.4 point, rising from last week’s 2.82 percent average. Last year at this time, 5-year ARMs averaged 2.88 percent.

CoreLogic: REO (foreclosure) sales drop to lowest level since January 2007 | 2016-04-07 | HousingWire

Although the market will always have some level of distressed sales, it will no longer be at the same level witnessed during the financial crisis. Distressed sales now account for only 11.2% of market sales, according to CoreLogic’s Data Brief report for January 2016. To put this in perspective, the housing crisis saw a huge jump in distressed sales, growing from an average of 2% up to an astounding 32.4% in January 2009.

Of the distressed sales in January, real estate owned accounted for 7.8%, a drop of 20.2 percentage points since January 2009, according to the report. Read more by clicking here.

Foreclosure Inventory Falls 21 Percent in October 2015

Foreclosure Inventory Falls 21 Percent in October 2015:

In brief...

"The foreclosure inventory fell 21.5 percent year over year in October 2015.
The seriously delinquent inventory fell 19.7 percent year over year in October 2015.
The foreclosure rate in judicial states is still two and a half times the pre-crisis rate.

The national foreclosure inventory – the number of loans in the foreclosure process – fell 21.5 percent year over year in October 2015 to approximately 463,000 homes, or 1.2 percent of all homes with a mortgage, according to the latest CoreLogic Foreclosure Report. The foreclosure inventory has fallen on a year-over-year basis every month since November 2011 (Figure 1) and in October 2015 was 70.4 percent below the January 2011 peak."

Incline Village Real Estate: Best time to buy could be January to June 2012 | TahoeBonanza.com:

Winter is always a good time to make a deal in Incline Village.  The number of buyers dwindle and the slowest pace of sales usually occurs over the first and second quarters of the new year.  Once The Village fills again in July the stats usually improve.


There is, however, a serious issue that may prolong low prices.  Bank foreclosure delays, caused by new Nevada foreclosure law AB284, have clogged the pipeline of new bank listings.  New Nevada foreclosure filings are at a crawl due to bank lawyers taking pause to learn how to conform to the new rules.  As a result, that delay could provide prolonged price depression.

Maybe the dream of buying Lake Tahoe real estate, especially in tax advantaged Incline Village, Nevada, at a reasonable price, will be continue to be attainable into next summer... or even a little longer.
