Six McCloud Condo Sales for 2012 YTD as of 9/5/12

McCloud sales are healthy with six units sold this year to date as of 9-5-12.

When unit sales are active in this complex it indicates that the market has solid buyer interest in Incline.

The complex now has 9 active listings and 4 escrowed units.  Last winter the number of listings was usually in the middle teens.

Sales prices for the most typical two bedroom are around 400k.  There was one short sale that sold for only 315k.  A 1300+ s.f. two bedroom unit sold for 450k.  In general, the data points toward healthy sales with the occasional foreclosure affected deal moving through.

The McCloud barometer for the Incline market receives a thumb up.

MCCLOUD CONDOS ARE SELLING - PRICES REMAIN LOW

McCloud unit 96, a one bedroom penthouse unit, is now priced at $279,000.  That asking price should attract buyers.  The complex has a great location, is close to Incline Beach, the recreation center and the tennis complex.  McCloud units are relatively small in square footage but easy to own and they rent well as vacation rentals.

There are currently nine active McCloud condo units on the market.  That number is down quite a bit when compared to last summer's selling season when there were typically about 15 units for sale.  Two units are currently in escrow.

Three bedroom units are now priced in the 500k to 600k range.  Two bedroom units are ranging from about 350k to 450k, depending on size, location and condition.  There is one one-bedroom unit on the market and it is listed at $279,000.

The inventory is being absorbed but prices are still at market lows relative to historical pricing.  Before the economic meltdown, the two bedrooms were running over 500k and the three bedrooms were in the high 700k area.

This unit in White Pines sold for what I believe is a very attractive price.  The unit square footage, at 1,752, with 3 beds, 3.5 baths and a 2 car garage, is large enough to be what I term a residential condo.  It is not just a getaway vacation unit but large enough to be occupied full time.  The two car garage is rare at this sales price level.  The condo has also been remodeled.

Units are selling well in this condominium complex.  The older, sister complex next door, Royal Pines, is also seeing sales turnover.  It's a challenge to find decent, turnkey properties in this price area and this buyer did well.

This Forest Pines unit was just sold for $199,000 and that looks like a great buy to me.  The complex is in terrific condition and contains amenities including a pool, spa and clubhouse.  It is also walkable to Incline Beach and is located at low elevation which is an advantage in this year of awesome snowfall at 175% of average.

Many buyers are not interested in one bedroom units but I believe they are often the most practical to own.  If the owners want to rent the property on a vacation rental basis they can generate enough net cash flow to offset the taxes and homeowner dues.  They are great alternatives to hotel rooms because of the inclusion of a kitchen and more living space for entertainment.  At the same time, they are relatively easy to setup and maintain.
