MLS JUST SOLD - 916 LAKESHORE DRIVE

It's notable that the sales price for 916 Lakeshore Drive was 85% of the ask price.  The property was on the market at the end of 2010 for the ask price of $3,375,000.

Follow the link above to also view just sold sales information for 624 14th Green Drive.  It also sold on May 11.  The final ask price was $1,595,000 and the sales price was $1,418,750, 89% of the listed price.  The initial listing price was $1,695,000 when the property was first placed on the market in June of 2011.

These two new sales indicate that sellers in the upper price ranges, over one million, in Incline, are still stubborn about listing at realistic market prices.  In general they list too high and go fishing for uninformed buyers.  The listing, more often than not, becomes stale and overlooked.  These sellers have to be made to realize that buyers now have fantastic tools to determine fair pricing.  The good old boy days when buyers did not have prior and current sale information within an area, at their fingertips, are long gone.  Tools like Zillow.com, Realtor.com, Trulia.com, and online county public record searching tell the story and provide valuation models as a base to measure a fair sales price.

I have always thought that investment in a professional appraisal is golden for higher priced custom homes.  Most are unique, with varied features / specifications, and need a thorough valuation analysis to accurately price them.
