Don Kanare of Re/Max, in the Tahoe Bonanza article, writes a good description of off market pocket listing deals that may take place in Incline. He points out the value of using a local Realtor to sniff out deals. A local Realtor networks with other salespeople, brokers, contractors, community managers, rental agents and more.
Don's story could be expanded to discuss how the deals are executed in terms of paperwork that should be completed. You hear many seller customers state "If you bring me a buyer, I'll sell," but I don't want to list the property for sale and have crowds tramp through my home. In such a situation, a Realtor representing a seller should obtain a one party exclusive listing naming the seller and buyer. If the parties are not committed to documentation, either may change the deal verbally at any time. That could become messy.
I have to laugh at the type of seller that wants to sell but is not willing to take action and list. Compare it to the scenario where you are selling a car, rv or the like. I want to sell my vehicle but I'm not advertising it or letting anyone test drive it. The chance of executing a sale under those conditions is a very low percentage, close to zip.
Pocket listings can lead to a deal but they are by far the exception. Serious sellers should list exclusively with a broker that will work to sell the property for the promise of a commission.
