It is very difficult to find decent units in the under $200k price range in terms of location and interior quality. At this time, I have to say that the most bang for the buck, in terms of square footage and value, are the Tahoe Racquet Club and Tahoe Sierra Pines units.
The Racquet Club units are all three bedroom, two bath units and provide rental flexibility. The upstairs and downstairs can be separated via a lock off design for rental use. An owner can rent the downstairs and continue to use the upstairs or vice versa. On the other hand, the density within the complex is intense. The parking is tight. The complex location is proximate to nearly all of Incline's recreation amenities, the Hyatt Regency and Sierra Nevada College.
The Tahoe Sierra Pines units each have four bedrooms and four baths. They are efficient to own and easy to refurbish. The complex location is good and walkable to the local amenities. Right now the exterior is tired and plans have been developed to remedy the situation. A someday future assessment may be implemented by their board to renovate the exterior and vastly improve the complex design. Stay tuned. I think the complex location has very good potential and the owners who move through the complex remodel will gain a nice return on their assessment investment as is typically the case with comprehensive renovations.
This spring will bring more listings to this popular price range as the summer selling season approaches. Watch this blog for new MLS condo listing postings and commentary. I believe those ready to buy this spring, with cash or financing in place, will gain an advantage over those who are competing next summer. This market segment has not seen such affordable condo listings since the deals that were available just after the dot com crash.
