FOUR INCLINE PANO VIEW HOMES UNDER 2M


I've been thinking that the inventory is relatively low, especially when you slice it to find a good match for a client's specific search.  I was particularly surprised that a search of the Incline MLS for panoramic view homes up to 2 million yielded only four MLS listed properties (as of today, 3-9-11).

Buyers of Lake Tahoe real estate most often want unobstructed view properties (if they cannot afford a lakefront).  That slice of the market pie is always limited in selection.  It seems that there are always issues with a property that cause the selection to extremely narrow.

As an alternative, clients often have to look to the lakefront condo market to buy a panoramic view property.  They are less money and less maintenance but have great views and direct lake access.  Usually, however, they are too small for many clients and many just cannot deal with homeowner association politics.



Currently, my pick within this very limited panoramic lakeview group is 571 Dale.  View the property details via the link above.  The asking price is $1,295,000 and it's an attractive buy because:

  1. It has a beautiful panoramic view at a reasonable elevation.
  2. Is located on a high end cul-de-sac with beautiful neighboring homes.
  3. Is not too large at 2,642 square feet (a perceived advantage these days because maintenance is lessened).
  4. Is on a quiet, street to street, downsloping site.
  5. The lot size is large enough without being too large at .40 of an acre.

For the record, the plan is 3 bedroom, 3.5 bath with 2 car garage.

Since the land is a downslope lot, landscaping can be minimal for an absentee owner.  One can therefore pay attention primarily to the structure for maintenance.
